House Leveling in Goodwood, Baton Rouge

Many established homes on larger wooded lots near Goodwood Boulevard and Jefferson Highway. Big trees and roomy yards change both the cause of foundation movement and the options for fixing it.

Goodwood is an established neighborhood near Goodwood Boulevard and Jefferson Highway, where many homes sit on lots larger and more wooded than much of the city. That combination — older houses, big lots, and big trees — gives foundation work here a particular shape.

Large trees: shade, roots, and dry soil

Mature trees are the first thing most people notice on these lots, and they are worth noticing from a foundation point of view too. A large tree near a house can draw moisture out of the soil, especially through a dry stretch, and soil that dries more on one side than the other can let that side of the house settle. Roots can also shift walks, patios, and drainage lines near the foundation.

None of that means the trees are the problem by default. It means the evaluation should map where the big trees are against where the floor is low. If the low corner sits under the biggest oak, that is a clue; if it sits where a downspout empties, that is a different clue.

Room to work, room to drain

Larger lots usually make the practical side of foundation work easier. There is more space to dig at exterior pier locations, to stage equipment, and to send water somewhere useful — extending downspouts well away from the house, regrading so the yard falls away from the foundation, or adding a drain that actually has somewhere to empty. The drainage and moisture page explains those options and why they belong on the quote.

When piering is part of the plan

If a section of a slab house has settled, the usual structural repair is to support it on piers and lift it back toward level. A good pier plan states the number of piers, where each one goes, the pier type, and what counts as “done” for each pier — depth, resistance, or torque. The foundation piering page covers pier types and the questions to ask before you approve a plan.

Louisiana foundation companies publish whole piering jobs at roughly $4,000 to $15,000. That is a published range, not a quote; the Baton Rouge cost guide shows the per-pier figures and the other job types side by side.

Reading the quote on a wooded lot

On a lot with big trees, two lines of the quote deserve a closer look. The drainage line may have to route a downspout extension or drain around roots, and the finish line may or may not include a walk or patio that roots have already lifted. Neither is a reason to delay; both are reasons to ask what is in, what is out, and what is priced separately. The quote should list these four lines on their own:

  1. 1Evaluation findingsWhat was measured and found — elevation readings, crack locations, construction type, likely cause.
  2. 2Drainage / moisture correctionGutters, grading, downspouts, or crawlspace moisture work that addresses why the soil is moving.
  3. 3Structural repairPiers, shims, or sill and beam replacement — with counts, locations, and depths stated.
  4. 4Finish / cosmeticDrywall, brick, trim, and door adjustments after the house moves — priced on its own line.

What to note before the evaluation

  • Which rooms or corners feel low, and whether they line up with large trees.
  • Where every downspout empties, and where water stands after a heavy rain.
  • Whether the house has an addition, and roughly when it was built.
  • Any walks, patios, or drives near the house that have lifted or cracked.
